1. FOUNDATION
a. Footings are poured concrete with steel reinforcing.
b. Foundation walls are concrete block with Dur-O-Wall steel reinforcing or poured concrete.
c. Exterior of block foundation wall receives cement parging above and below grade.
d. Moisture barrier is applied to foundation walls from grade line to footing.
e. Perimeter water drainage system is installed at footing level.
2. FRAMING
a. All framing lumber is kiln dried.
b. Exterior walls are framed with 2X6 studs at 16" on center.
c. Floor joists are 2X10 or larger at 16" on center.
d. Bridging is installed to reinforce floor joists.
e. Sub-flooring is 3/4" tongue and groove structural panels glued and nailed.
f. Wall and roof sheathing is 1/2" structural panels.
g. Luan underlayment plywood is installed over sub-floor in Baths and Kitchen.
3. INSULATION
a. Fiberglass insulation is installed to provide thermal protection to the building envelope.
b. R21 insulation is installed in bottom floor.
c. R 19 insulation is installed in all exterior walls of house.
d. R 38 insulation is installed over top ceiling of house.
e. R 30 insulation is installed in sloping ceilings of house.
4. ROOFING
a. 15# tar impregnated felt roofing paper is installed over plywood sheathing.
b. Ice and Water Shield is installed at perimeter of roof and all valleys.
c. Fiberglass shingles with 30 year manufacturer's warranty are installed per manufacturers instructions.
5. KITCHENS
a. Install custom designed oak cabinets.
b. Formica counter tops with full back splash. Choice of colors.
c. Stainless steel sink and sprayer shall be installed. Choice of single or double bowl.
6. BATHROOM AND PLUMBING
a. Install oak vanity bases.
b. Install "cultured marble" vanity tops. Choice of colors.
c. Install mirrors and overhead light fixture.
d. One piece fiberglass tubs are used. Choice of colors.
e. All interior water lines shall be copper tubing or AquaPEX at builder's discretion.
f. Quick-recovery electric water heater is installed.
g. Install exterior frost-free hose bib.
7. ELECTRICAL
a. Electric service shall be 200 amp. 30 breaker panel box. Circuit breakers as required by Code.
b. Install carriage lights at all exits, including garage doors if applicable.
c. Install exterior outlets at ground level as per Code.
d. Install UL Approved smoke detectors, hard wired with battery back-up.
8. DOORS, WINDOWS AND TRIM
a. All exterior doors are insulated steel doors.
b. All interior doors are triple-hinged birch doors. Choice of stain colors.
c. All closets shall have shelf and rod.
d. Stained wood molding throughout the house, including windows and doors. Choice of stain colors.
e. Complete interior painting.
f. We use hign performance windows with insulating Low E glass exclusively.
9. FINISHES
a. Install 1/2" sheetrock on walls and ceilings. Glue and screw, tape and spackle (3 coats).
b. Moisture resistant (green board) is installed in all wet areas in bathrooms.
c. Install "no-wax" vinyl flooring in Kitchens and Baths. Choice of colors.
d. All rooms receive carpet with a 5 year soil and stain protection and 10 year quality assurance warranty, choice of colors, with foam carpet padding.
10. OPTIONS, UPGRADES
a. Most finishing materials, appliances and fixtures may be upgraded to meet your requirements.
